    High Tech Industry Glitch - Demand but no growth

    So if you take a look at the attachment, you'll see there's quite a bit of demand from High Tech industry to build in my city.

    If you look at the top of the picture, you'll see a large yellow region zoned off for HT.

    For the past few years HT just won't build in that area or any other are I place it in.

    Desirability for that area is excellent and takes are at 20% for Dirty and medium dirty industry. Also, the tax on HT has been at 5% from the beginning.

    What am I doing wrong ?

    Anyways, I think your problem might be that you're not making it desirable enough for the H-industry to be placed just there. Perhaps plop a few parks evenly spread around, and if you haven't got water, place that there as well. Also, make sure that there are good transportation-options to and fro the industrial park and the residential areas.

    Okay, I found out that my water pipes weren't covering the region where I wanted HT to build up.

    I have another question.... The EQ of my oldest residents is constantly rising at a tremendous pace, but the EQ of my younger residents is high but not in line with the elderly.

    All areas are covered by elementary schools (I have two) and I have a High School and College.

    Get some "local branch library" to cover up the old areas. If you want to know where the old people live, go into the "Data Views" and click on Resident Avg. Age, and you will get the age groups!

    In some ways that is actually normal. People get wiser as they age more (usually, anyway), therefore they have a higher education than the younger folks. If you've had a great education system for a while, the older population should have excellent education levels, while the young ones are still learning.

    Having lots of libraries is good to have, as would be some city ordinances for improving education, if you haven't done that already. It may also just take some time for things to balance out nicely.

    True, that does make sense. Yes, I have an amazing education system. :P

    You go into the tax panel, and among the different options there should be one called City Ordinances. There you can choose which ones you want. There's also some info about each as well!
